Espro Group placed new tenants in the Kulon Yugros office and warehouse complex. The lease agreements were signed with LLC Tekhnologia BT and LLC Metalloplastika. For the time being about 40% of spaces have been leased in Kulon Yugros.

Technologia BT took on lease about 2,200 sq. m of warehouse premises and 80 sq. m of office premises. The company is active in wholesale and retail sales of large household appliances and its head office is situated in Moscow. Before, the company served the Caucasian Mineralnye Vody region through its distribution center in Krasnodar. To increase efficiency and reduce logistic costs, the company decided to set up an additional distribution center in the city of Mineralnye Vody.

The other complex tenant is Metalloplastika, a member of Evropeyskie Krepezhnye Tekhnologii group of companies that signed a long-term lease agreement for 1,500 sq. m of storage premises and 200 sq. m of office premises. The company is engaged in wholesale and retail sales of construction fasteners and has representative offices all over Russia from St. Petersburg to Yuzhno-Sakhalinsk. The company needed additional areas due to business expansion.

The Kulon Yugros project is the first class “A” warehouse complex in the Stavropol Territory. It is located in the eastern industrial zone of Mineralnye Vody on a 8.95 ha site near the M-29 highway “Caucasus”. Mineralnye Vody international airport is 7 km from the complex and a railway junction is 4 km from it. The Kulon Yugros project will help the region to create infrastructure for the activities of major logistic, trading, and industrial companies.

The complex total area is 55,000 sq. m. The first stage of the project whose area is 27,200 sq. m was commissioned in Q I 2011. The project is financed with the participation of the International Financial Corporation (IFC) and Black Sea Trade and Development Bank (BSTDB).

A fast and convenient approach from any city of the region is an important advantage of the project. An operating railway line is laid to the complex territory. In addition to the warehouse areas, the complex has a mezzanine for storage zones and office premises. The project provides the possibility of constructing additional buildings in the neighboring territory on a built-to-suit bases.
