On June 30, 2011 Espro Group won the Commercial Real Estate Federal Awards in two nominations at once. The company received the Golden Brick as the 2011 best developer and the À-park project in Kaluga was declared the best industrial complex commissioned in 2010.

We would like to remind that before the awards were given to the Baltia warehouse complex (in 2006), Istra Industrial park (in 2009), and Kulon-Pulkovo office and warehouse complex (in 2010).
The Industrial A-park is located on a 20 hà site (that can be developed up to 200 hà) in the Grabtsevo Industrial zone, within the city of Kaluga, and near the Volkswagen concern plant. A-park is one of the first built-to-suit projects in Russia. The conditions created in the park enable the car component suppliers to optimize their business thanks to a convenient location of the warehouse and manufacturing facilities in close proximity to the plant they serve. The project also provides construction of manufacturing and storage areas for the companies of other branches of business: logistic operators, distributors, retailers, and production companies.
Benteler Automobiltechnik, a leading supplier of suspension parts for the world automobile industry became the first resident of A-park. The Benteler production and warehouse complex with the total area of about 11,000 sq. m was put into operation in late 2010. The project budget was about €6.5 million. EBRD and BSTDB are A-park’s financial partners.
“It is always not easy to be the first in the market: up to date no built-to-suit project has been implemented in Russia. We were learning many things in the process of work. It should be taken into account that the project was launched in the circumstances of financial crisis when it was practically impossible to obtain financing for the project. We were also faced with a tight timeframe: only five months passed from the first negotiations with the resident to the premises delivery to the customer for equipment assembly. This is an absolute record in the industrial real estate market. All this would have been impossible without the assistance of the Kaluga Region Development Corporation.
